Moving guideYour first move is different from every move after it. You have less stuff, less money, and nobody has told you about condition reports, connection fees or why the bond is bigger than you thought. This is the honest version of the checklist: what it really costs, what to buy secondhand, the paperwork that protects you, and how to get your things from A to B without owning a truck or a single furniture blanket.
Nobody gets their first move perfectly right, and you do not need to. What you need is to avoid the handful of mistakes that actually cost money: signing a lease without knowing the full upfront cost, skipping the condition report photos, and buying a house worth of new furniture before you have slept a single night in the place. Work through this in order and you will land on your feet.
The rent you see on the listing is the smallest version of the truth. Before you get the keys, you will usually need to pay a bond plus rent in advance. In NSW the bond is capped at four weeks' rent and is lodged with NSW Fair Trading through Rental Bonds Online; if you are renting in another state, check that state's tenancy authority for the current rules. On top of that, budget for the costs that surprise first-timers:
Then separate your furniture list into week one and later. Week one is a bed and mattress, somewhere to sit, a fridge if the place does not have one, and a lamp. A dining table, bookshelf, coffee table and second couch can all wait until you have lived in the space and know what actually fits. Rooms furnish themselves slowly, and that is fine.
Your first place is the best possible home for secondhand furniture. Facebook Marketplace, Gumtree, op shops and council kerbside finds will cover most of that week one list for a fraction of new prices, and you will not be precious about a table you paid almost nothing for while you figure out your setup.
This is the least fun section and the one most likely to save you real money.
Here is the good news about a first move: it is small. A bedroom of boxes, a mattress and a few Marketplace pickups often fits a small truck, and sometimes it is really just a single item run plus a few carloads you can do yourself.
The friends-with-a-ute plan is a first-move tradition, and sometimes it is genuinely the right call: a short distance, a ground-floor place, nothing heavy or awkward, and mates who actually show up. Where it falls over is stairs, tight lifts, rain, a fridge, or anything that needs two people who know what they are doing. If your move includes a flight of stairs and a washing machine, a small professional job costs less than you would guess, gets done in a fraction of the time, and nobody ends up owing anyone a favour. Either way, plan the day like a move: pack in labelled boxes rather than loose bags, do the fridge and freezer defrost the day before, and work through our moving house checklist so nothing gets left to the last hour.
The first night in your own place should feel good, not desperate. Two small bits of planning get you there:
Then give yourself a week to unpack properly, one room at a time, kitchen and bedroom first. The place will not look finished for a while, and that is not a problem to fix, it is just what a first home looks like while it becomes yours.
